Why the average misleads here
Decentraland is not one land market. It is a small number of trafficked districts and a very large amount of ground nobody walks on.
What sets a Decentraland parcel apart
- Road adjacency. Parcels on a road carry footfall that interior parcels never see.
- District. Fashion Street, Vegas City and the Genesis Plaza approaches have standing populations; most coordinates do not.
- Contiguity. An estate of adjacent parcels can host a build; scattered parcels of the same total area cannot, and price accordingly.
This is why we assembled 116 contiguous parcels rather than 116 cheap ones. It is also why a world-level average is a starting point rather than a valuation.
What we would tell a buyer today
If you want exposure to the token, buy the token — it is more liquid and does not require you to operate anything. Buy land only if you intend to put a tenant on it, and price it on the rent that tenant will pay rather than on where the floor happens to be.
The corollary is uncomfortable and worth saying: most Decentraland parcels have no plausible tenant, and for those the honest valuation is close to the floor and falling.
