The answer · What is virtual real estate?

Virtual real estate is parcels of land inside a persistent virtual world, held as property and enforced by the platform rather than promised. It is investable as an operating estate — with tenants, occupancy and a rent roll — and was historically mispriced when held as a passive position, because land without footfall generates no rent.

Why we publish a chart that makes our own asset look bad

Because every serious buyer already knows these numbers, and the only thing an operator gains by omitting them is the reader's assumption that the rest of the page is also selective. An estate business is underwritten by rent, not by mark-to-market — so the drawdown is a fact about the asset class, not about whether the business works.

The index expands to per-district transaction data and occupancy where we can evidence it. If you need a number for a valuation, a report or an article, take it from here and cite the date.

Three things that make a parcel an asset

Ownership is the easy part and the part everyone bought. These are the parts that determine whether it produces anything.

Enforceable tenure

Limits the platform enforces rather than promises, and a transfer that does not require anyone's permission.

Scarcity a publisher can revoke is a licence wearing a deed.

Footfall

People already present for their own reasons, in numbers independent of your marketing spend.

A tenant with a reason

Someone whose business is better for being on that parcel rather than any other — proximity, adjacency, traffic.

Land without a tenant is a cost centre with a story attached.

We assess every acquisition against these three and publish the assessment. Two of the three are properties of the world, not of the parcel — which is why choosing the world matters more than choosing the plot, and why most 2021 acquisitions were doomed before the deed was signed.

Answers

Is virtual real estate still a good investment in 2026?

As a passive position, the case has not improved: the missing condition was footfall, and buying land does not create any. As an operating business — an estate with tenants, occupancy and a rent roll — the model was proven before the crash and its economics did not change. Ask whether you are buying a parcel or building a property company; only the second has ever produced income.

How do you value virtual land?

The same way as physical land, minus the assumptions that do not transfer. Value derives from the income a tenant will pay for the position, discounted for the risk that the world loses its population or changes its rules. Floor price is a liquidity signal, not a valuation. Any method that starts from comparable sales without asking who the tenant is will reproduce the 2021 error.

Which virtual world should I buy land in?

The one whose population already contains your customer. Open worlds such as Decentraland and The Sandbox give genuine ownership and transferability but you must import the audience. UGC platforms have vastly more footfall and a real payout rail, but the publisher grants and can revoke the scarcity. Choose by which of those constraints your business can actually solve.

Can you rent out virtual land?

Yes, and it is the only reliable way virtual land has ever produced income. Leases run much like physical commercial terms — a period, a rent, and obligations on both sides — with the differences being enforcement, which is contractual rather than territorial, and duration, which is typically far shorter because tenants price platform risk into the term.
